Eco/Energy Saving Tip :

With the heat coming upon us now it is some times harder to get to sleep at night with up to 20deg at times, so use a fan instead of air conditioning all the time. A fan uses less than a third of the power and doesn’t make you feel as cold as an air conditioner does at times.

 Freedom tip :

Your friends will be what you make them. If you are the kind of friend who freely gives of your time and always shows consideration for others, your friends will be generous and kind. If you are the kind of person who takes your friends for granted, neither giving nor expecting much in return, you will attract friends who exhibit the same qualities. In friendship, like attracts like. Assess your behavior occasionally to determine what kind of friend you are. Are you the kind of person you would like to have as a friend?

If you have a tip for us to share please email us and we would be happy to post it on a future newsletter.

Buying Property Below Market Value

There are 15 strategies to purchase property below market value. We will go into some of the others another time but one of these is purchasing stale properties.

When a property has been sitting on the market for over a month it begins to go 'stale'. Once this occurs people will start to think that there may be problems with the property. Eventually the property will be classed as a lemon and it will become more difficult to sell.

In many cases this happens because the owner has listed the property for more than it is worth. Even as the owner drops the price, the perception that there are problems with the property will still remain.

After 3 months on the market the property is now considered stale. The agent would have likely lost enthusiasm and the owner will have become despondent.

The three month mark is a good time for the bargain hunter to get to work.
If you have a stale property and a highly motivated vendor, these are the perfect components to get you a property at a significant discount to market value.
